Northgate Station – 401 NE Northgate Way, Seattle, WA

Northgate Station is a transit-oriented development adjacent to one of Seattle’s key transportation corridors. AIS supported interior and envelope scopes with a disciplined approach to sequencing, safety, and quality control.

The project integrates ground-level commercial space with upper residential levels designed for durability, acoustic control, and energy efficiency. Our team navigated constrained urban logistics while maintaining clean handoffs between trades.

  • Urban Logistics: Planned deliveries and staging to avoid commuter conflicts.
  • System Integration: Careful coordination around shafts, risers, and fire-rated assemblies.
  • Quality Tracking: Daily checklists and punch mitigation early in the rough phase.
  • Schedule Discipline: Pull-planning with GC to lock in critical path milestones.
  • Lifecycle Focus: Materials and details selected for serviceability and long-term resilience.
